It is said that moving home is the 2nd most stressful “life event” that a person or family can experience and we at Letting People have certainly found this to be true. Month after month we assist families and individuals with the process of viewing prospective homes, choosing one, qualifying and moving in.

Rest assured that our process and paperwork are 100% compliant with all laws that govern the rental industry. Our leases and supporting documentation are comprehensively fair and protective of the rights of BOTH parties.

Our rental agents, who will guide you through each step of the process are highly trained and often do follow-up training on all aspects that may cause tenants stress.

In short, we understand you and the process, we treat you as the valued client that you are to us and the landlord.

With this in mind we have listed a few “good to know” points as well as the basic documentation you will need to qualify and be approved for the lease on your new home.

Good to Know

  • The combined gross income of all persons signing the lease must be 3 times the monthly rental, excluding any other amounts like water and electricity.
  • If the property is sold during your lease period you are entitled and protected by law to remain in the property until the end of your lease.
  • We do not automatically disqualify you if you have judgements or defaults on your name, except when these judgements or defaults are for non-payment of rental or related costs.

Common Misconceptions

 

You do not have until the 7th to pay your rental. The lease clearly states that the rental is due on or before the 1st of every month.

 

Once you sign the lease it is binding, there is no "cooling off"
period.

 

The combined gross income of all persons signing the lease must be 3 times the monthly rental, excluding any other amounts like water and electricity.

 

All amounts you pay into our account as cash are subject to a cash deposit fee charged by the bank. This fee is for your account.

 

If the property is sold during your lease period you are entitled and protected by law to remain in the property until the end of your lease.

 

We do not automatically disqualify you if you have judgements or defaults on your name, except when these judgements or defaults are for non-payment of rental or related costs.

Required Documentation

Once you, as a prospective tenant, sign the lease for a new home we have 48hrs to qualify and approve your lease.

The documents we require for this process are:

  •  The signed lease and supporting documents (You will sign these weck-squareith our Rental Agent, normally at the property)
  •  A minimum R1000.00 holding deposit.
  •  Copies of all applicants ID documents (not certified)
  •  Proof of current address in the form of a rent invoice, municipal account or other account
  •  Copies of all applicants' most recent salary slip. If you earn commission, 3 months' salary slips.
  •  If you have judgements or defaults, proof that you are repaying these monthly or have repaid them in full.
